Whidbey Harbour

In a secluded setting flanking the eastern banks of the Red River, lies East St. Paul's latest development - Whidbey Harbour. With a name capturing the flavour of its history as the former site of a ferry landing, the development promises to be one of the most prestigious in Manitoba.

The area includes three individual larger sections of land, and includes a roadway believed to be the one which ran down to the water where the ferry docked. "We have gone to great lengths to preserve the roadways and as many trees in the division as possible," says Brenda Rosney, Land Division Manager of Mulder Construction, a subdivision of B.D.B. Enterprises Ltd., the developers of the land.

Rosney, who was instrumental in selecting the names of the streets, tried to preserve the theme of "location near the water" throughout the development. "Names like Mariners Way and Commodore Rise give it the feel of a waterfront property, and because the area was given a distinctive name, people are more likely to remember it," she says.

Mature elm and oak trees line the roadway, which is accessed directly off of Henderson Highway. The area encompasses 40 lots from the north and south, while an unhampered view of the river is apparent to the west. This single roadway will provide the only access to the development, maintaining its presence as a quiet, reserved community, away from the hustle and bustle of the city.

The project is brand new and is what Rosney calls 'the Linden Woods of the North.' Land has been parceled into above average sized lots, which are ready to accommodate large, executive homes. The area also features full service, with an infrastructure already in place to provide basic services like sewer, water, gas, hydro, and cable.

Wayne Penner, a realtor with Royal LePage, says part of what makes this community so unique is not only that it is reserved for exclusive homes, but it's within close proximity to the amenities of the East St. Paul area. Homeowners are five minutes away from the community centre located on Hoddinott Road, where ice skating and hockey are favourite winter pastimes.

The two major schools in the area, which are part of the River East School division, include an elementary school named Dr. F. W. L. Hamilton, and Robert Andrews, a middle years school. Located 20 minutes from downtown, the area is also easily accessed by the Perimeter to major shopping centers such as Garden City, and Kildonan Place.

"I've been selling land for the past 23 years, and there is something about this development that just feels right and brings your emotions to the surface," says Penner.

What is likely to be a 24 month project, has started with the construction of the first home at #10 Commodore Rise. Featuring a custom design by Milne Construction, the exclusive builder for the properties, this home captures a revival of traditional design, blended with a contemporary note. On entering the 3200 square foot home, attention is quickly drawn to the grandeur of a vaulted entrance, which is paralleled only by the views from large picture windows found on both the east and west sides of the house. A split staircase leads upwards to the master bedroom, which features a fireplace and complete ensuite, commanding views of the river to the West. Says Milne, "We were up here the other night, just as the sun was setting and you could see the lights from the River Rouge which was passing by. It was spectacular."

Owned by a husband and wife team, Milne Construction prides itself on offering personal service and attention to detail with every project undertaken. Says Doug Milne, "Because we are a smaller company, we can take the time to make sure that every home is constructed according to the homeowner's expectations." Oak floors, barreled ceilings, arched entrance ways, and doorways trimmed with mouldings are only some of the details which typify this gorgeous home.
